What to expect in the buying of a home. Buying a home has several steps to make the dream come true. While every situation is different, most of these steps will apply in your transaction.
1. Choose a real estate agent
A. Select a qualified REALTOR® that you are comfortable representing you
B. Determine needs and desires with the agent
C. Determine financial ability
2. Meet with lender/bank
A. With proof of income, determine price range of property
B. Obtain from the lender/bank a pre-qualification letter
3. Begin home search
A. Select your property that fits your needs and budget
B. Discuss and write offer with agent
C. Offer gets presented to seller's agent
D. Accept or write counter offers as needed
4. Offer accepted
A. Agent opens escrow
B. Drop off/direct deposit Earnest Money Deposit (EMD)
C. Escrow will order Preliminary Title Report
D. Escrow will order Natural Hazard Disclosure (NHD) from 3rd party company
5. Loan application and Inspections
A. Meet with lender and apply for loan
B. Conduct physical inspections of property
C. Go over with agent disclosures from seller, Preliminary Title Report, and NHD
D. Get appraisal for property
6. Home owner insurance
A. Select insurance company and coverage according to lender
7. Closing of escrow
A. Sign papers at escrow
B. Bring cashier's check for Down Payment/closing costs, or proof of wire transfer
C. Lender sends funds to title
D. Deed is recorded with County Recorder's Office
E. Receive keys and move in
