Plantings
The property includes approximately +/-187 acres of actively producing citrus, comprised of the following varieties:

+/-95.81 acres - Lisbon Lemons
+/-53.7 acres - Cara Cara Navels
+/-19.15 acres - Star Ruby Grapefruit
The remaining +/-328.35 acres are planted to citrus that is no longer viable and considered ready for removal.

Water
There are two Ag wells on the property:

One (1) Ag well on the far west side of Block GN 1 (west end of the property).
One (1) Ag well on the southwest corner of Block CC1 (middle of the property).

Groundwater Disclosure

The Buyer is responsible for conducting their own research to verify all information related to groundwater and surface water resources, including availability, usage rights, and potential restrictions.

Remarks
The property features two (2) wind machines on the north side, offering frost protection; however, they may require maintenance before being fully operational. The current farm manager is willing to stay on with the new owner.
